Overall, the Baton Rouge office market can really be broken down into two main product types – high-rise, multi-tenant buildings and garden offices.
The large, multi-tenant offices usually cater to national companies seeking the type of identity and presence these large buildings provide. Garden offices exist on the other end of the property spectrum. Catering to small, local businesses, these garden spaces are a single story and appeal to a vastly different market.
Despite the difference in size and clientele, both office products are clustered in the same area – south Baton Rouge. Recent developments follow the same geographical trends with new construction projects constantly appearing along Jefferson Highway, Bluebonnet and Siegan.
However, tenants still judge highrises and garden offices for similar characteristics that never really change. Good locations, efficient floor plans and well-maintained structures are major factors for each.
